A roof inspection assesses the condition of a building's roofing system, including the structural frame, covering material, flashing, gutters, downpipes, and any roof-mounted fixtures. Because the roof is a property's primary defence against weather, defects in this area often lead to water ingress, structural deterioration, and costly interior damage. Roof inspections are a standard component of any comprehensive building inspection.
What the Inspector Examines
The inspector evaluates the roof covering, whether tiles, metal sheeting, slate, shingles, or membrane, for cracking, displacement, corrosion, or deterioration. Flashing around penetrations such as chimneys, vents, and skylights is checked for lifting or failure. Gutters and downpipes are assessed for blockages, sagging, rust, or inadequate fall. Inside the roof void, the inspector looks at the condition of rafters, trusses, sarking, and insulation, and checks for evidence of water staining, daylight penetration, or pest activity.
Inspection Methods
Most roof inspections involve a visual assessment from ground level using binoculars, supplemented by accessing the roof void through an internal manhole. Walking on the roof surface is not always possible or safe, particularly on steep-pitch or tiled roofs. Some inspectors use drones to capture high-resolution images of areas that are difficult or dangerous to access directly. Thermal imaging can reveal hidden moisture beneath the roof surface.
Common Roof Defects
Frequently identified roof issues include cracked or missing tiles, corroded metal sheeting, deteriorated valley flashing, blocked gutters causing overflow, ponding water on flat roofs, and inadequate ventilation in the roof space. Each defect is typically classified with a defect severity rating in the inspection report.
Scheduling and Client Communication
Roof inspections should be part of a regular maintenance schedule. InspectRocket helps inspection businesses manage roof inspection bookings, track recurring appointments, and keep clients informed with automated reminders for their next scheduled assessment.
